Marco Island remains the most expensive housing market in Collier County. Redfin's data showed a median sale price hovering around $1 million in mid-2026, though the island trades only a few dozen homes a month, so the exact figure swings from month to month and should be read as a level rather than a precise mark. The deeper measure tells the same story. Census figures compiled through Data USA put the island's median home value at $896,300 in 2024, up 3.5 percent on the year, about 2.7 times the national median and well above the roughly $540,700 for Collier County as a whole. Marco is in a class of its own here. What sustains the premium is simple and hard to change, which is that the island is largely built out and the supply of waterfront land cannot grow to meet the demand for it. For buyers, that scarcity is why prices hold even when the wider region cools. For the island's owners, it is why the numbers that matter most now are not the sale price at all, but the property tax and the insurance that ride on top of a value this high.
