The Atrium at Liberty Park, an assisted living and memory care community at 1321 NE 24th Ave in Cape Coral, has been sold for 10.45 million dollars, according to Louis Llovio at the Business Observer, who reports that no price was disclosed by the parties and that the figure comes from Lee County property records.
The buyer is National Healthcare Properties, a New York based real estate investment trust. Its registration with the Securities and Exchange Commission lists it at 540 Madison Avenue in Manhattan, incorporated in Maryland, and shows it operating under two earlier names, Healthcare Trust, Inc. until September 2024 and American Realty Capital Healthcare Trust II, Inc. until 2015.
The seller was American Lending Center, according to the brokerage Matthews, which the Business Observer reports announced the transaction as an all cash sale and said its client had "sought to exit the senior housing sector."
The 130 unit building opened in 2019 and was developed by Meridian Senior Living. Before Matthews brought it to market it had been listed by Hilco Global, and that earlier listing described a 120,500 square foot property with 135 beds, 108 of them assisted living and 27 dedicated to memory care, generating approximately 2 million dollars in annual revenue. Noah Lindon, Matthew Wallace and Jonah Yulish of Matthews brokered the deal.
Lee County Property Appraiser records reached by this publication place the site under a single parcel platted as Liberty Health Park, which confirms the location. The recorded deed itself has not been retrieved, and the price, the parties and the date of the transfer are the Business Observer's reporting rather than figures this publication has read off a document.
