Estero board puts off a decision on 355 Coconut Point apartments until November 17 after the developer asks for more time

In short

Estero's Planning, Zoning & Design Board did not recommend approval or denial of Waypoint Residential's proposed four-story, 355-unit apartment building at Coconut Point on October 20, 2026. The applicant asked for a continuance and the hearing resumes at 4:30 p.m. on November 17, 2026. Village Council has the final vote.

Estero's Planning, Zoning & Design Board did not rule on the proposed 355-unit apartment building at Coconut Point on Tuesday, October 20. The developer, Waypoint Residential, asked for a continuance, and the hearing will resume on Tuesday, November 17, 2026, according to a Village of Estero notice posted October 21.

The board voted unanimously to grant the continuance instead of recommending approval or denial to Village Council, Evan Williams reported for Gulfshore Business.

What Waypoint wants to build at Coconut Point

The village describes a four-story, 355-unit apartment building in the Coconut Point Mall parking lot, on the site of the vacant Regal movie theater, which would be demolished. The building would reach 44 feet 6 inches to the parapet. Parking would be in a garage, and the applicant wants a deviation that would let it provide less parking. Cars would reach the building from Via Umbria Way off Via Coconut Point.

The plan has already shrunk once. After its first presentation to the board, the applicant cut it from five stories to four and from 365 units to 355, the village says. Gulfshore Business reports that Simon Property Group, the mall owner, is the developer's partner and that the theater closed in November 2022.

Why the Estero board held off

Board members still raised density, height and parking, Gulfshore Business reports, including 355 units on 6.85 acres and a garage with a single entrance and exit that members worried would back up traffic. Members also said there was too little green space around the building, though some backed the idea of apartments replacing the dead cinema.

The village recorded seven eComment cards and four residents who spoke about their concerns with the project.

Waypoint told the board it expects rents of about 2,300 to 2,400 dollars a month aimed at younger professionals, with units ready in 2029, according to the Gulfshore Business account.

What happens on November 17

The board meets at 4:30 p.m. on November 17 at Village Hall, 9401 Corkscrew Palms Circle. It will then decide whether to recommend the project. Village Council has the final vote. The archived October 20 meeting is on the village agendas page.
