A 48-suite industrial property near Naples Airport sold for $26.5 million, $9.1 million more than the seller paid for it in 2024

Naples Small Bay, an 83,607-square-foot small-bay industrial property at 4110-4120 Enterprise Ave., a short distance from Naples Airport, has sold for $26.5 million. Louis Llovio reported the sale for the Business Observer.

The property is two concrete buildings on 5 acres, divided into 48 suites with 18-foot clear heights. Colliers, which announced the transaction and represented the seller, said it was 82 percent leased when it changed hands, with roughly 30 tenants drawn from professional services, the contracting trades and distribution, and six suites vacant.

The seller was VentureOne Real Estate. The buyer was Midtown Capital Partners, a Miami investment, development and asset management firm. VentureOne paid $17.4 million for the property in 2024, according to Collier County property records cited in the Business Observer report, which puts the sale $9.1 million and 52.3 percent above the earlier purchase price. On the square footage Colliers gave, that is about $317 a square foot against about $208 two years ago.

Colliers said the buildings had been through capital work before the sale, including a thermoplastic polyolefin roof overlay, exterior improvements and suite modernisations. Jimmy Ullrich, Michael Macchia, Abby Cronin and Rebekah Crone of Colliers represented the seller.

No primary document is linked here. Colliers announced the deal rather than filing it, no public release for the transaction was accessible at the time of writing, and the deed recorded with the Collier County Clerk of the Circuit Court has not been located. Every figure above is Colliers' account of its own transaction, reported by the Business Observer, and the 2024 purchase price is the county record as cited in that report. Neither VentureOne nor Midtown Capital Partners has published a statement of its own.
