Lee County's 2026 TRIM notices are online and the Clerk has the deadline to challenge an assessed value at September 11, which is weeks before the tax bill arrives

The Lee County Property Appraiser says the county's 2026 TRIM notices can now be viewed online, and the Lee County Clerk of Court has published September 11 as the deadline to file a timely petition challenging an assessed value.
A banner on the Property Appraiser's site states that 2026 TRIM notices are now available to view online. The office's Important Dates To Remember page says the notices are mailed to all Lee County property owners in August, and that owners have 25 days from the mailing date in which to file a petition with the Value Adjustment Board contesting the value. The same page says owners can request an informal conference with the Property Appraiser at any time.
The Clerk of Court's Value Adjustment Board dates page lists the deadline to file timely value petitions as September 11, 2026, and the board's organisational meeting as August 26, 2026 at 2:00 p.m. September 11, 2026 falls exactly 25 days after August 17, 2026, which is the window set both by the Property Appraiser's page and by section 194.011(3)(d) of the Florida Statutes.
Neither office has published a 2026 mailing date in the material examined for this item, and the Clerk's table carries a heading and one row dated to the previous year alongside its 2026 dates. The Clerk's filing page states that the deadline for filing a petition will be provided on the TRIM notice sent by the Property Appraiser, which is the date an owner should work to.
That page also sets the filing fee at a non-refundable 30 dollars per petition unless otherwise exempt, with portability petitions at 15 dollars. A denial of an exemption or a classification carries a separate route, with a petition due within 30 days of the dated denial notice.
The Value Adjustment Board consists of two county commissioners, one School Board member and two appointed members, one named by each body. Hearings are conducted by independent appraisers and attorneys hired to sit as special magistrates, who make recommendations to the board.
TRIM notices show the taxable value placed on a property together with the rates proposed by each taxing authority. They are not bills. Lee County tax bills are issued in November.
