Collier County

Collier County has set the property tax rates that will print on this month's TRIM notices at exactly last year's numbers, and because taxable value rose 3.5 percent that flat rate still raises 21 million dollars more

Collier County's commissioners adopted the property tax rates for the 2027 budget year on July 14, and they are the same rates they set last year.

The numbers sit in the county's Fiscal Year 2026-27 Tentative Budget, transmitted to the board on July 15 by County Manager Amy Patterson under section 129.03(3) of the Florida Statutes. The memorandum at the front of it states that the July 14 vote fixed the maximum rates to be levied in the coming year, and that those rates go to the Collier County Property Appraiser for use in preparing the Notice of Proposed Property Taxes that Florida law requires before any budget can be adopted.

The countywide General Fund rate is 3.0107 per 1,000 dollars of taxable value, unchanged. Water Pollution Control is 0.0246 and Conservation Collier is 0.2096, both unchanged, for a countywide total of 3.2449. Owners outside a city also pay the Unincorporated Area General Fund rate of 0.6844, again unchanged.

Taxable value did move. The county's value table puts the countywide roll at 170,279,116,342 dollars on the July 1 certification, against 164,522,640,259 dollars the year before, a rise of 3.50 percent. The unincorporated area roll rose 3.00 percent.

That is the whole story of the levy. Applying an unchanged rate to a larger roll produces 512,659,336 dollars from the General Fund against 495,328,313 dollars last year, and 640,926,975 dollars across every county district against 619,802,690 dollars, an increase of 21,124,285 dollars.

Measured against the rolled back rate, which is the rate that would raise last year's money from the same properties, the General Fund rate is 0.98 percent higher and the countywide subtotal is 1.01 percent higher. The aggregate rate for all county taxing districts is proposed at 3.7640 against a rolled back 3.7444, and against 3.7645 last year, a fraction lower than last year because Bayshore Avalon Beautification is cut from 2.1104 to 2.0000.

Value growth inside the special districts was uneven. Blue Sage rose 26.03 percent, 42nd Avenue Southeast 20.74 percent and Immokalee Beautification 11.12 percent, while Forest Lakes Roadway and Drainage fell 6.12 percent and Pelican Bay fell 0.72 percent.

The rates are maxima. The memorandum states they cannot be increased without extraordinary public notice and advertising, and that the board may hold or lower them in each district through the rest of the process. The board reaffirmed its budget hearings for September 3 and September 17.
